Who can buy property in Goa?
Any person who is a resident of India but is not residing in Goa, that is, an NRI (non-resident Indian) and PIO (person of Indian origin), is eligible to buy luxury villas in Goa. In other terms, non-Goans can buy property in Goa!
However, there are a few special requirements for an NRI. For instance, they need to have a PIO or OCI (Overseas Citizenship of India) card and adhere to the current Foreign Exchange Management Act (FEMA) rules, other than that they have a green card to purchase the property.
However, when it comes to foreigners living outside of India, they do not enjoy the privileges that others have. Due to the FEMA rules of 1999, buying property becomes a little tricky as many permissions and requirements need to be taken from the Reserve Bank of India (RBI) for the same, and proceedings can take a long time to go through.
Although there is another way in which a foreigner can invest in property. If a foreigner has a registered running business company in the country, then they would be able to purchase property without all the additional requirements or permissions.
Nevertheless, they can still rent out private villas on the property for a longer duration and can enjoy all the benefits.
